Whether your new to renting or are a seasoned pro, we know our market really well and can help you maximise your properties rental by letting you know what our clients really want to see.

We can put together inventory lists to help stock your property ready for your first guests or we could put you in touch with locals trades people such as interior designers or painter decorators to get the place looking fresh for a new season.

Many of our homeowners live away from Abersoch, take advantage of having a local team and allow us to be on hand when you’re not around.

We often source items for our homeowners and have them delivered to our Abersoch office. We happily take deliveries for our homeowners, deliver packages to their property or have our handy-person put things together on their behalf!

We provide our homeowners with a realistic pricing structure, we are constantly reviewing the market and work with our homeowners to ensure we are getting it right.

 

Are you compliant?

Before you can welcome your first guest through the door there are a number of health and safety boxes to tick, we often arrange these on behalf of our owners with trusted local trades.

  • Annual PAT testing
  • EICR every 5 years
  • Annual gas certificate (where applicable)
  • Fire risk assessment
  • Hot tub and swimming pool risk assessment (where applicable)
  • Access statement

As an owner you will need holiday property insurance to cover buildings and contents, as well as public liability insurance.
 

We have trades people you can trust

When you don’t live in the area, it’s hard to know who’s good. We have a vetted list of trades people that we use and recommend and can set up accounts with them. We often run the accounts on behalf of our owners ensuring that if something needs to be done, we can arrange without bothering our homeowners.

Suggested trades include:

  • Hot tub/swimming pool maintenance
  • Gardeners
  • Private waste collection services
  • Handy people

 

Join Abersoch Retreats

If you think we would be a good fit for your property here are 10 simple steps to join the team.

  1. Pick up the phone and give us a call on 01758 730631, email us info@abersochretreats.uk or complete a contact form.
  2. We can meet you informally at your property to find out more about yourself and your property. If you aren’t available to meet, our trusted team can view your property and arrange a phone call to suit you.
  3. We go away and discuss your property with the rest of our team and we put together a pricing structure of what we think your property could achieve. We base these figures around our discussion with yourself about your motivations for renting and the current market. We will then work with you to find figures you’re comfortable with.

We will email you across any recommendations we have for your property for it to reach its full letting potential and recommend any supplies that could help you.

You’re welcome to go away and think about your decision with no obligation- you’re welcome to keep asking us questions.

  1. Once you have decided to join the Retreats team, you will be sent a contract to sign and we will need to arrange all the appropriate compliance to take place.
  2. If anything needs to be done before the property is let to the public and photographed for marketing, we will arrange for this to take place.
  3. Once we have both signed the contract you will be part of the Retreats team and we will begin to gather information to get you online.
  4. We will set up a login for your owners portal where you can put in your owner dates for your personal holidays, view your bookings and track your financials.
  5. We will begin to market your property, arranging photography and the 3D tour. With these complete you will be live on our website and we will have content to market across other channels.
  6. You will go live on our website, with your property available to book 24/7 online. It is super important to remember that the calendars are live so as soon as your property is online, it is bookable- get your owner dates first!
  7.  Be prepared to welcome your first guests and start your Retreats journey.
